How prorated rent is calculated
Prorated rent is the rent for part of a month. You work out a daily rate and multiply it by the number of days the tenant occupies the property.
Three common methods
Days in that month: monthly rent divided by the number of days in that month. This is the most common. 365-day year: annual rent divided by 365, which gives the same daily rate all year. 30-day month: monthly rent divided by 30, sometimes called the banker's method.
How late fees work
Most leases give a grace period, then charge either a flat fee, a percentage of rent or a flat fee plus a daily charge. Many places cap late fees by law, so set a maximum and check your local rules.
Write it into the lease
Whatever method you use, state it in the lease so tenants know exactly how partial months and late payments are handled.

Frequently asked questions
Is the move-in day included?
Yes. This calculator includes the move-in day. For move-outs it charges up to and including the move-out date.
Which proration method should I use?
Use the method in your lease. If the lease does not say, days in that month is the most common and easiest to explain.
Are late fees legal everywhere?
Rules vary by state and country. Some cap the amount or require a grace period. Check the rules where your property is.
Can I save these calculations?
Not here. Storm Rentals records rent, late fees and receipts in a ledger for every tenant on your own computer.
